<p>Sometimes it can be really hard to communicate with people who have knowledge in a field that you do not. Imagine talking to a nuclear scientist about what he is currently working on. Chances are that you will have no idea what he is talking about and you trying to have input will be pointless. The point of this post is to make sure that this doesnt happen to you when you are talking with your draftsman.</p>
<p><strong>Communication</strong> <strong>is the key when talking to your draftsman about your house designs</strong>.<br />
Here are a few simple tips to make sure you and your designer communicate well.</p>

<h3>1. Share Your Level Of Knowledge</h3>
<p>Plans can be confusing, so you need to make sure that your designer can communicate with you at your level. Before he can do this, he needs to know what that level is. So at your first meeting talk about how much you understand about house plans, designs and how the process works.</p>
<h3>2. Ask Your Designer To Communicate On Your Level</h3>
<p>Now that your designer knows your level of knowledge, simply ask him to &#8216;dumb down&#8217; his technical jargon to your level. Designers are talking house designs, plans and dimensions all day, and they sometimes forget that you only have to worry about them 2 or 3 times in your life.</p>
<h3>3. Ask For Clarification</h3>
<p>If there is something that you do not understand then ask for clarification. Your designer will just summize you are grasping everything unless you stop them and tell them you do not understand.</p>

<p>As a design and drafting firm we work with <a href="http://www.archilads.com.au/house-plans/" target="_blank"><strong>house floor plans</strong></a> on a daily basis &#8211; it&#8217;s our business. But most home buyers only ever really look at them maybe 2 or 3 times in their life, so why should they be expected to know everything? It is the builder or designers job to explain to you how house floor plans work, but here is a quick overview of the basics.</p>
<h2>How To Read House Floor Plans</h2>
<p><em>First let&#8217;s take a quick look at an Australian house plans.</em></p>

<p>As you can see, something like this may be easy for a professional to understand, but for the average home buyer it could easily confuse. Here are the main things to look for on house floor plans.<span id="more-14"></span></p>

<h3>House Floor Area</h3>
<p><img class="size-full wp-image-17 alignleft" style="border: 1px solid black; margin: 10px 15px;" title="floor-area" src="http://archilads.com.au/wp-content/uploads/2009/05/floor-area.gif" alt="House Floor Area" width="150" height="90" /><br />
The size of the house has a direct relationship with the cost it will incur to build. The bigger the house, the more expensive to build. A lot of builders quote on a certain amount per square meter, so knowing how big a house is will give you a quick way to estimate how big your house is.In the plan above, you will find the floor area in the bottom right of the house floor plan above the logo. You will notice that while the house is only 106 squar meters (by the way, m2 is just shorthand for square meters), that once you add verandas and carports and patios the total floor area can quickly grow &#8211; and builders quote on the total floor area &#8211; not the house floor area.</li>
<li>
<h3>House Dimensions</h3>
<p><img class="aligncenter size-full wp-image-21" title="dimensions" src="http://archilads.com.au/wp-content/uploads/2009/05/dimensions.gif" alt="dimensions" width="550" height="196" />Don&#8217;t freak out seeing all these lines and and numbers around house floor plans, it is just telling you how big certain parts of the house are &#8211; and is really easy to understand!</p>
<p>The most important dimension is the overall dimension. This is the top one, and tells you how wide or deep this house will be, and is extremely important when making sure that it will fit on your block of land. Under that the smaller numbers are widths of different areas of the house, and line up with the walls to let you know exactly how wide a portion of the house is. If you look at the bottom line you will see &#8216;bed3/2&#8242; and then a couple of numbers underneath it. This shows you that the bedrooms are 3.2meters wide (measurements are in mm) and the 70 is for your wall. The 530 is you wardrobe.</li>

<h3>The Floor Plans Layout</h3>

Are the bedrooms in the right place? Would you prefer &#8216;bed 1&#8242; to be at the opposite end of the house as the other bedrooms, do you want an ensuite &#8211; it is all about personal opinions, but you need to find the house floor plan that suits your way of living.</p>
<p>All house floor plans are different and each builder has a different style, so make sure you study the floor plan layout before making any major decisions.</p>

<p>If you have been searching the internet for modern house plans I am sure you would have already noticed that almost all of the websites selling floor plans for houses are international websites &#8211; with the majority being from the United States. The problem with this is that every country has their own house styles &#8211; and Australia is no different.</p>
<p><strong>So What Can We Do? Where Can We Go?</strong></p>
<p>To find AUSTRALIAN HOUSE PLANS, there are 2 ways you can search <a href="http://www.google.com.au" target="_blank">Google</a> to find them:<span id="more-3"></span></p>
<ol>
<li><strong>Use search phase &#8220;Australian House Plans&#8221;</strong><br />
The key here is to make sure that your search phrase is placed inside quotation marks. What this does, is that it that it tells Google that you only want to receive search results of pages that include the whole search phrase &#8211; together. So websites that include &#8216;<a href="http://www.archilads.com/house-plans/" target="_blank"><em>australian house plans</em></a>&#8216; cutting out websites that may have a title like &#8216;<em>PM turns back on Opera House plan | The Australian</em>&#8216;.</p>
<p>Notice how the second article contains the 3 words you have searched for, but the website is not relevant to what you are looking for. That is why you need to be searching with quotation marks.<br />

One good thing about Google is that it allows you to only search for websites targetted towards a certain country. You will notice that when you visit Google.com.au that underneath the search box there are two options:<img class="aligncenter size-full wp-image-4" title="google" src="http://archilads.com.au/wp-content/uploads/2009/05/google.jpg" alt="google" width="400" height="162" /></p>

<li>Search The Web</li>
<li>Search Pages From Australia</li>
</ul>
<p>If you select the second option, then you no longer have to add &#8216;australia&#8217; to your search phrase, because you will now only get australian house plans by searching just for &#8220;house plans&#8221; &#8211; but limiting results to Australian websites only. (remember to still use quotation marks)</li>
</ol>
<p>These methods can be used for whatever you are searching for. If you are looking for something specific, make sure it is quotation marks, and if you are looking for something and only want it from Australia, then make sure you click that you only want &#8216;pages from Australia&#8217;.</p>
